Becovic Residential Adds “The Beacon at Wilson” to its Chicago Communities

Chicago, IL —September 29, 2025 — Becovic Residential, a Chicago-based multifamily owner-operator, is pleased to announce the $18.5 million acquisition of The Beacon at Wilson, a newly renamed 12-story mixed-use property located at 1325 W. Wilson Avenue in the heart of Chicago’s Sheridan Park neighborhood.

The Beacon at Wilson features 121 apartments and four ground-floor retail spaces totaling over 4,400 square feet. The unit mix includes studios, one-bedroom, and two-bedroom apartments, all fully renovated in 2015 with high-end finishes such as in unit laundry, black stainless appliances, granite countertops, subway tile baths, in-unit laundry, and individual HVAC systems .

The retail portion of the property is anchored by well-loved neighborhood tenants including Elevate Coffee, The Public Barber, and Hearthstone & Terrace, each secured under long-term leases .

Transaction Details

The $18.5 million acquisition was financed by Scott Kalkofen of JP Morgan Chase and brokered by Essex Realty Group. The property will be professionally managed by Becovic Management Group Inc., which oversees leasing, maintenance, and resident services across the Becovic portfolio.

Future Plans

Under Becovic’s ownership, The Beacon at Wilson will see continued reinvestment through capital improvements and amenity upgrades aimed at further enhancing the resident and retail experience while supporting the long-term vitality of the Sheridan Park and Uptown neighborhoods.
